The newest rumor seems to be that there will be a special assessment to cover the cost of pressure washing the pool area, due to droppings from the osprey.. THIS IS NOT TRUE!  Please read the following:

Dear Charter Club at Martin Downs Homeowners:

The Board of Directors would like to acknowledge and apologize for the inconvenience caused by the bird droppings and related debris that have recently affected the pool area.

Ospreys have established a nest on the tennis court lighting structures adjacent to the pool. While we understand the frustration this has caused, ospreys are a protected species under federal law through the Migratory Bird Treaty Act. As a result, neither the Association nor its contractors may disturb, relocate, or remove the nest while it remains occupied.

The Board and our Property Manager, Amber, are closely monitoring the situation. Once the nest has been completely vacated and all legal requirements have been satisfied, we will evaluate appropriate measures to help prevent a recurrence in the future.

In the meantime, we are taking steps to minimize the impact on residents. The pool area is being power washed several times each week to maintain cleanliness and provide the best possible experience for our residents and guests.

We appreciate your patience, understanding, and cooperation as we work within the legal protections afforded to these birds while maintaining our community amenities. We will continue to keep residents informed as the situation progresses.

Important Community Notice: Zero Tolerance for Vandalism‼️

The Board of Directors would like to remind all residents that the Charter Club at Martin Downs maintains a zero-tolerance policy for vandalism and intentional damage to community or personal property.

Recent incidents of vandalism have been reported within our community. Such actions are unacceptable and negatively impact our neighborhood property values, and the quality of life we all enjoy.  

Any individual found responsible for vandalism may be subject to:

  • Immediate reporting to local law enforcement
  • Association enforcement actions as permitted by the governing documents
  • Responsibility for the full cost of repairs, replacement and any associated expenses. 

All residents are encouraged to remain vigilant and report any suspicious activity to the Property manager or local authorities. If you witness an incident, please provide as much information as possible, including photographs, videos, vehicle descriptions or other relevant details. 

The Charter Club has always been a community that takes pride in its appearance and neighborly spirit. The BOD appreciates the cooperation of all residents in helping to protect and preserve our shared properties and amenities.

🌴🏝️Tree trimming is happening this week. It is for the queen palms. The Christmas tree palms and royal palms are self cleaning, and will drop dead fronds when they are ready. This information came from Brian, the owner of Ideal Tree. 

An important reminder: Any change or addition to the outside of your house must be approved by the ACC! Blue forms can be found in the box outside the office or online. This includes new landscaping outside of the original area.

The Charter Club at Martin Downs is a beautiful gated community of 204 homes, located in Palm City, Florida. Within our community lies three beautiful lakes and some wonderful amenities.
